Comprehensive Zoning By-law Review

The Town of Wasaga Beach has relaunched the comprehensive review of its Zoning By-law that was initiated in the Spring of 2023. The Zoning By-law is a key planning tool that regulates how land is used across the community, generally dividing it into different. Zones for residential, commercial, employment, mixed use, community and environmental protection areas. It sets out what uses are permitted, where buildings can be located, and how properties can be developed. This project will result in a new Comprehensive Zoning By-law that implements the Town’s new Official Plan, which was approved by Council in November 2025 and is now at the County for approval. Together, the Official Plan and Zoning By-law will guide growth and development in Wasaga Beach, ensuring it is well-planned, sustainable, and reflective of community priorities. As part of this review, the Town will examine existing regulations to ensure they are clear, up to date, and responsive to evolving land use trends, provincial policy, and local needs.

Public & Stakeholder Engagement
Public and stakeholder engagement is an important part of the Comprehensive Zoning By-law Review. Throughout the project, opportunities will be provided for residents, businesses, landowners, and stakeholders to learn more about zoning, share their perspectives, and help inform proposed changes. Feedback received through consultation will help the Town understand community priorities and ensure the new Zoning By-law supports a livable, inclusive, and resilient Wasaga Beach.
